The story
Some sales are simple. This was not. The Hooks properties came to us through the Richland County Common Pleas Court (case 2017CV0231): seven parcels held up in litigation, multiple sellers to answer to, and a court that had to approve every hammer price. Commercial buildings on South Main Street, a 105-acre farm on Garver Road, lake frontage, tillable ground, woods, and vacant lots. Every property sold as-is, with court-set minimum bids the sale had to clear.
We split the sale into two live auctions at the Lucas Community Center, six weeks apart, so each property got its own marketing push: drone photography, auditor-map overheads, four newspapers, AuctionZip, targeted Facebook and Google ads, and certified legal notices, all documented for the court file.
The night the gavel fell on the Garver Road farm, the court's minimum was $633,333. Open bidding took it to $945,000. Six weeks later, the 36-acre balance of the farm ground drew $490,000 against a $114,147 minimum, more than four times the floor. All seven properties sold, all seven closed, every dollar accounted for to the court.
That is what the auction method does when it is run right: real competition, a date certain, and a documented result no negotiated deal could match.
