Three ways to sell. One result.
Live. Online. Or both at the same time.
Live on site
In-person
The classic ring: a live crowd, a fast gavel, and the energy only a live auction creates. Best for real estate day-of-sale and major farm dispersals.
Bid from anywhere
Online only
Every lot photographed and cataloged on HiBid. Bidders compete from anywhere for one to three weeks, with soft-close extensions so nobody gets sniped.
Live + online at once
Simulcast
The live ring and the internet bid against each other in real time. Your property gets the local crowd and the national buyer pool on the same afternoon.
Land and multi-parcel
The ground decides the price. Not a listing sheet.
Farmland and large tracts sell best at open auction, offered by the parcel, in combinations, and as a whole, with the totals run live. Neighbors bid on the forty they have wanted for years, investors bid on the whole, and the seller keeps the highest outcome. One afternoon, true market price, no second-guessing.
What we sell
Every kind of auction. The right method for each.
Absolute auction
No minimum, no reserve. Every lot sells to the high bidder, period. Absolute auctions draw the biggest crowds because buyers know the property will sell today.
Auction with reserve
The seller sets a confidential floor. Bidding runs open and competitive, and the seller confirms the final bid. The right call when you need downside protection.
Real estate auction
Homes, commercial buildings, and investment property sold on a date certain, as-is, with no contingencies and a non-refundable deposit at the drop of the gavel.
Real estate auctions offered through RE/MAX Unlimited Results Realty, Ohio brokerage license REC.2016000397, Tiffin and Findlay, Ohio. Bill Jones, broker, BRKP.2015004424. Mike Homan, salesperson, SAL.2014001728.
Land auction
Farmland, timber, and recreational ground. Auction is how serious land moves in Ohio: open bidding finds the true market price on one afternoon instead of months of listing.
Multi-parcel land auction
Large tracts offered in parcels, in combinations, and as a whole, with the math run live. Buyers bid on exactly what they want, and the seller keeps whichever total is highest.
Estate and probate
Full-service estate settlement: real estate, contents, vehicles, collections. We work with executors, attorneys, and the court, and we document everything for the file.
Business liquidation
Closing a store, retiring from the farm, consolidating equipment. We catalog, photograph, market, and sell the whole operation, from the back bar to the last box of parts.
Personal property
Household contents, tools, collectibles, firearms, antiques. Cataloged online on HiBid where thousands of registered bidders compete on every lot.
Appraisals & broker price opinions
Personal property appraisals for estates, divorce, insurance, and donation, prepared by an experienced auctioneer. For real estate, we prepare broker price opinions (BPOs): we are licensed brokers, not licensed appraisers, and we say so plainly.

Probate · Trusts · Divorce · REO
The call attorneys make when an estate has to move.
Probate, trust administration, inheritance, divorce, bank repossession: when property has to be valued and sold under scrutiny, the paperwork matters as much as the price. We prepare broker price opinions for the filing, sell at open competitive auction or by listing, and hand your office a documented file: certified ads, bidder records, purchase contracts, and settlement to the penny.
Plain talk: we are licensed brokers and auctioneers, not licensed real estate appraisers. When the court requires a certified appraisal, we work alongside the appraiser. Everything else, we handle.
Licensed and bonded, on the record
Ohio brokerage REC.2016000397 · auction license 2016000153 · broker BRKP.2015004424 · auctioneers 2006000016 and 2014000122. Verifiable in minutes at elicense.ohio.gov.
Court-documented results
Sales completed through the Richland County Common Pleas Court and the Seneca County Probate Court, subject to court approval and confirmed, with every filing supported.
Valuation without the wait
Broker price opinions for homes, farms, acreage, and commercial property, delivered fast enough for an inventory deadline. Personal property appraised by an experienced auctioneer.
One point of contact
Real estate, farm machinery, collections, cleanouts: one firm coordinates the whole estate, so your office makes one call instead of five.
More than the gavel
A full-service real estate brokerage stands behind every auction.
Auction is one way we sell. Behind it is RE/MAX Unlimited Results Realty, a full-service brokerage with offices in Tiffin and Findlay. When open bidding is the right tool, we call the sale. When a traditional listing will serve you better, the same licensed team lists it, markets it, and closes it. Either way, you get one honest recommendation about which road fits your property.

Straight answers
Auction questions, answered.
Do you work with probate, estate, and trust attorneys?
Constantly. Executors, administrators, trustees, and their attorneys are the core of our court work. We have sold through the Richland County Common Pleas Court, the Seneca County Probate Court, and for estates across Northwest Ohio, with certified legal advertising, documented bidder records, and settlement paperwork prepared for the case file. One call and your office gets a single point of contact for valuation, sale, and documentation: Bill Jones, Ohio broker BRKP.2015004424 and auctioneer 2006000016, and Mike Homan, auctioneer 2014000122, operating through BK Jones Ventures, LLC, Ohio auction license 2016000153.
Can you provide a property value for probate, trust, inheritance, or divorce?
Yes, as a broker price opinion. To be clear: we are licensed real estate brokers and auctioneers, not licensed appraisers, and we never present a BPO as a certified appraisal. What we provide is a documented opinion of market value from the people who actually sell this property at open market: homes, farm ground, acreage, wooded and building lots, and commercial buildings. Courts, attorneys, and lenders across Northwest Ohio use broker price opinions for probate inventories, trust administration, inheritance splits, and divorce settlements, and when a certified appraisal is required we work alongside the appraiser your court or county designates.
What is a broker price opinion (BPO)?
A broker price opinion is a written estimate of what a property would bring on the market, prepared by a licensed real estate broker from comparable sales, condition, and local demand. Attorneys and banks order BPOs when they need a defensible number quickly: probate filings, estate planning, divorce mediation, or a lender deciding what to do with a repossessed property. It is faster and less expensive than a certified appraisal, and for many court and lender purposes it is exactly what is needed.
Can an auction work during a divorce or a contested estate?
Often it is the cleanest answer in the building. When parties cannot agree on a price, open competitive bidding sets it for them: a neutral process, a date certain, every bid visible, and a documented result neither side can second-guess. We have handled sales with many heirs and sellers who agreed on little except the auction date, and our settlement records show every dollar.
Do you handle bank-owned and repossessed property?
Yes. We have sold and valued bank-owned and repossessed real estate and equipment for lenders, including REO auctions and broker price opinions that help a lender decide whether to hold, list, or sell at auction. Clean title work, as-is terms, and fast, documented closings.
What do you sell at auction?
Real estate of every kind: residential homes, farm ground and tillable acreage, wooded lots, building lots, commercial and retail property. And everything that goes with it: farm equipment and machinery, trucks and trailers, shop tools, and personal property, including collections of guns, coins, knives, and tools. Firearms are sold in compliance with federal and Ohio law. If it has value and a buyer, we can catalog it, market it, and sell it.
Do you only sell at auction, or are you a full-service real estate brokerage?
Both. BK Jones Ventures calls the auctions, and behind every real estate sale stands RE/MAX Unlimited Results Realty, a full-service real estate brokerage with offices in Tiffin and Findlay, Ohio. The same licensed team lists and sells residential homes, commercial real estate, vacant land, commercial land, agricultural land, investment properties, and multi-unit buildings the traditional way. If auction is not the right tool for your property, we will say so and list it instead. Find the brokerage at unlimitedresultsrealty.com.
What is the difference between an absolute auction and an auction with reserve?
At an absolute auction, the property sells to the highest bidder no matter the price. At an auction with reserve, the seller sets a confidential minimum and confirms the final bid. Absolute sales typically draw more bidders because the outcome is certain; reserve sales protect a seller who cannot go below a number. We will recommend the right method for your situation.
How do I bid in your online auctions?
Our catalogs run on HiBid at bkjonesventures.hibid.com. Create a free HiBid account, register for the auction, and bid from any phone or computer. Most of our online auctions use a soft close: if someone bids in the final minutes, the lot extends so everyone gets a fair last look.
What is a buyer's premium?
A buyer's premium is a percentage added to the hammer price to arrive at the final purchase price. It is stated plainly in each auction's terms before you bid. For example, a 10% premium on a $100 winning bid means the buyer pays $110.
What is a simulcast auction?
A simulcast auction runs live and online at the same time. The auctioneer calls the sale to the crowd on site while internet bidders compete in real time through HiBid. Sellers get both audiences; bidders choose whichever way they like to bid.
Can you handle an entire estate?
Yes. Estate and probate work is a core service: real estate, household contents, vehicles, equipment, and collections, coordinated with the executor and the attorney, with documentation suitable for the court file. We can also provide appraisals when the estate needs values before a sale decision is made.
Do you sell real estate at auction?
Yes. Homes, land, farms, and commercial property sell on a date certain, as-is, with no financing contingencies and a non-refundable deposit from the winning bidder. Real estate auctions are offered through Unlimited Results Realty, Tiffin and Findlay, Ohio.
What does a free consultation cost me?
Nothing, and there is no obligation. We walk the property or the collection, talk through auction versus other options, and put a plan with dates and commission in writing. You decide from there.
Sell at auction
Tell us what you have. We'll tell you what auction can do.
The consultation is free and the walk-through is honest. If auction is not the right answer for your property, we will say so. If it is, you get a written plan: method, format, dates, and terms.
